Then imagine the position of layouts already done and to be developed after 20km of Hyderabad ! According to expert analysts, it takes more than ten years, to see some movement in Hyderabad property prices, as everybody seen the disturbances since 2004 which will continue till 2025. Because of this, seemandhra people are in the thought to dispose off their hyderabad plots and to buy in non-disturbing and non-influencing cities like Vizag, Kakinada, Nellore, Ongole and Tirupati.
In fact, even after Telangana announcement, steady and healthy market run only in Seemandhra at places like Tirupati, Nellore, Kakinada and Visakhapatnam. Remaining areas influenced due to the announcement, which means that prices which may exist after 5 years are quoted now !
One best thing, anybody can do now in Hyderabad is to buy resale apartments and houses, which will protect their least investment purpose ! Dont get attracted to advertisements and prices in the layouts after 20kms of Hyderabad, as you will be first person to repent !
At this movement, you can an acre land at around Rs.2 lakhs plus after 30kms of Hyderabad in second bits of sub-roads leading from highways in Hyderabad.
Even making Hyderabad as UT, will not help realestate sector, as it is directly linked to the trend and sentiment & worries and beliefs of investors ! As entire India is observing the situation going on in AP due to bifurcation, nobody will dare to struck their hard-earned money in a highly disturbing Hitech City like Hyderabad, which will soon be seen as Non-IT city, if proper care is not taken on this side !
